If your radiators are cold at the bottom, your boiler kettles, or your heating takes forever to warm the house, the cause is very often the same thing: magnetite sludge sitting in the system.

What power flushing costs

Nationally, power flushing typically ranges from £350 to £800, mainly driven by the number of radiators rather than bedrooms specifically. As a rough guide: a small flat with 4 radiators tends to sit around £350, a typical 3-bedroom house with 10 radiators around £550, and a larger 4-bedroom house with 15 radiators can reach £800. Work usually takes one to two days depending on system size.

The warning signs

Radiators cold at the bottom but hot at the top. Some radiators never really heating up at all. A noisy, kettling boiler. Black water when you bleed a radiator. Repeated pump or valve failures. A magnetic filter that comes back thick with black sludge weeks after being cleaned. Any of these point to a system that needs flushing rather than a boiler that needs replacing.

Why it matters more than people think

Sludge insulates the inside of radiators, so you're paying to heat water that never actually reaches the room. It wears out pumps and valves faster, and — most expensively — it clogs the narrow waterways in a modern condensing boiler's heat exchanger. Manufacturers routinely refuse warranty claims where sludge is found to be the cause, so any new boiler installation on an older system should include a flush as standard, not an optional extra.

Power flush or a lighter chemical clean?

Not every system needs a full power flush. On lighter contamination, or on fragile old microbore pipework in some period conversions, a chemical clean and a magnetic filter can be the better and cheaper option. An honest engineer checks your system before recommending the more expensive fix by default.
